Attica and Athens — the most liquid market in Greece: high demand for long-term and tourist rentals, city-centre apartments and luxury residential complexes. Thessaloniki (Central Macedonia) — the second largest market in our catalogue, with prices noticeably lower than in Athens. Loutraki and Corinth in the Peloponnese — the best value for money for living and quiet seaside holidays. Halkidiki (Kassandra and Sithonia) — prestigious villas for tourist business and family holidays. Crete (Chania) and Corfu — options for those choosing an island with well-developed tourist infrastructure.

Popular regions of Greece for buying property
Region Properties in catalogue What is bought Suitable for Golden Visa threshold

Thessaloniki (Central Macedonia) 128 Apartments and houses at prices below Athens Urban living, income-generating rentals 800,000 €
Corfu (Ionian Islands) 78 Island property Holidays, tourist rentals 400,000 €
Crete (Chania) 8 Property on Greece's largest island Holidays, residence permit 400,000 €

The highest prices per square metre on the Greek market — on Mykonos and Santorini, where luxury property is traditionally bought. The mid-range and affordable segments are still concentrated in Athens, Thessaloniki and the Peloponnese regions — this is where the majority of our catalogue is located.

The investment amount for obtaining a residence permit through the Golden Visa programme is directly linked to the property's location. This route is most expensive in the most sought-after destinations — Athens, Thessaloniki and the large islands with a population of over 3,100: here the entry threshold starts from 800,000 €. In the other regions of our catalogue — the Peloponnese, Halkidiki, Crete and Corfu — the threshold is half that, at 400,000 €. The most budget-friendly scenario is to buy a property for historical restoration or to convert a commercial space into residential use: 250,000 € is sufficient for this. Properties priced above 400,000 € and 800,000 € have an additional requirement — a minimum area of 120 m². The residence permit is issued for five years at a time to the investor's entire family and is renewed as long as the property remains in ownership; there is no requirement to live permanently in Greece.

The purchase process consists of several stages: obtaining a tax number (AFM) from the tax office, opening a bank account, legal due diligence of the property in the Land Registry, signing a preliminary agreement with a deposit — usually 10% of the price, and signing the final deed before a notary. Our specialists accompany each of these steps. Below — costs on top of the property price and the owner's annual payments.

Real estate in Greece with DISCOUNT-HOUSE: buy an apartment, house or villa by the sea

For over 15 years, our real estate agency has been helping buyers and investors find property in Greece on favourable terms. The catalogue includes not only classic apartments and villas, but also secondary-market properties, new builds in residential complexes with scheduled completion dates, auction lots, and distressed-sale properties with discounts of up to 35% from developers and banks. We accompany the transaction at every stage — from property selection and legal due diligence to residence permit processing.

What property to buy in Greece: from an apartment to a villa with a pool

Today, all major types of real estate in Greece are available: flats and apartments, houses and villas, maisonettes and penthouses, townhouses in gated residences, building plots, and commercial property. Each listing specifies the total area, land size, number of bedrooms and bathrooms, year of construction, and for new builds — the completion date of the residential complex.

A separate category is properties with sea views, close to the beach, and with a private pool: such properties are in highest demand among buyers who are considering Greece for holidays or rental income. More budget-friendly options are also available on the secondary market — for those looking for property for permanent residence rather than for investment.

Questions from property buyers

How much does property in Greece cost?

The price depends on the type of property. According to our catalogue, the median price of an apartment is about €270,000 (upper range up to €5.8 million), houses and villas — median price around €470,000 (up to €6.5 million), land plots — from €25,000. The minimum entry price depends on what is available for sale today — check the current minimum directly in the catalogue filter. For a breakdown by region and Golden Visa thresholds, see the table above.

Yes, Greek banks issue mortgages to non-residents — typically up to 65% of the property's value and for a term of up to 20 years. Rates depend on the bank and generally range between 3–6% per annum. A confirmed income, a Greek tax number (AFM) and a package of banking documents are required. You can calculate an approximate payment in the mortgage calculator above — we help select a bank and prepare the documents.

Foreign citizens buy property in Greece in full ownership on the same terms as local residents. A special procedure applies only to a few border areas — part of the islands off the coast of Turkey (Rhodes, Kos, Samos, Chios, Lesbos) and certain areas in the north of the country: there, a buyer from a non-EU country needs permission from the Greek Ministry of Defence. None of the regions in our catalogue — Attica, the Peloponnese, Halkidiki, Crete, the Ionian Islands — fall under this restriction.

The yield depends on the rental format: holiday rentals in the high season in Halkidiki and Crete are more profitable, but are tied to the tourist period (April–October), while long-term rentals in Athens and Thessaloniki offer a more modest but stable income throughout the year. An important point: if the property was used to obtain a Golden Visa residence permit, it can only be rented out long-term for a period of at least 12 months — short-term rentals (Airbnb and similar) are prohibited by law for such properties.

Yes, this is standard practice for any type of property — apartments, houses, villas or commercial real estate. The transaction is completed via a notarised power of attorney issued to a lawyer: he checks the property, signs the contract and registers the title deed on your behalf. As a rule, you only need to come to Greece in person once — to provide biometrics when applying for the residence permit, if you are applying for the Golden Visa.

Yes: naturalisation in Greece becomes available after seven years of legal residence under a residence permit. In addition to the length of stay, the candidate must demonstrate proficiency in the Greek language and pass a test on the country's history and state structure. An intermediate step — permanent residence: it is granted earlier, provided there is continuous residence and proof of a stable source of income or owned housing.

This tax is currently not levied — an exemption is in effect, which the Greek authorities regularly extend; as of today, the period is valid until the end of 2026. If the exemption is not extended again, the calculation will be at a rate of 15% on the difference between the purchase price and the sale price. If the property has been held for more than five years, the tax is not payable in any case, regardless of the moratorium. Please check the exact status at the time of the transaction with our specialist.

Yes — especially properties with several bedrooms by the sea and with a pool in tourist zones: Halkidiki, Loutraki, Crete. Compared to Cyprus and Turkey, Greece offers a more affordable entry point and growing tourist demand — the country is visited by tens of millions of tourists annually during the season from April to October.

Yes, such an option is indeed possible: if you view Golden Visa as an investment, you do not need to move to Greece — it is enough to keep the property in your ownership and renew the residence permit every five years. This format is convenient for those who buy property for access to the Schengen Area, rather than for changing their country of residence. For those who plan to move to Greece for permanent residence in the future, the same property will work without any restrictions.
