On the last day of 2023, good news comes from Dubai: real estate prices in this emirate have reached record levels, creating excitement and attracting the attention of investors and potential buyers.

According to recent data published by Property Monitor, in November of this year, real estate prices in Dubai continued to grow impressively, rising by 1.17%. Thus, the cost of housing reached an impressive 1,271 dirhams per square foot (or $3,460 per square meter), exceeding the previous historical peak set in September 2014.

It is especially worth noting that apartments have become the real growth leaders in this scenario. Villas and townhouses initially occupied the peak of recovery after the pandemic period, but now apartments are coming forward due to persistently high demand.

Interestingly, despite reaching record price levels, Dubai remains a relatively affordable place to invest in real estate. In comparison with global megacities such as Hong Kong, London, Paris and New York, the cost of housing in the emirate remains at a higher, but still acceptable level.

According to the Dubai Statistical Center, 100,000 new residents have arrived in the city during 2023. This population growth exceeded the number of new properties that were offered on the market - only 50,000. As a result, the city is faced with the need to release 50% more new facilities to the market annually to meet the ever-growing demand.

Housing prices in Dubai continue their impressive growth after the end of the Covid-19 pandemic. The massive influx of foreign investors and residents has created a shortage of residential space, starting with luxury properties and spreading to more affordable categories.

Khaleej Times magazine reports that property owners and investors in Dubai are increasingly choosing a strategy for rebuilding and reconstructing their properties for subsequent sale at higher prices. This tactic allows them to make the most of the record real estate values in the emirate.

According to the latest data from Property Monitor, 122,657 purchase and sale transactions were registered in the first 11 months of this year, which is 40.3% more than in the same period of the previous year. Experts predict that by the end of the year, the total number of transactions will exceed 130,000, exceeding expectations that ranged from 120,000 to 125,000 transactions.

In light of these developments, Jeanne Jocinke, director of marketing intelligence and research at Cavendish Maxwell, notes that apartment prices are rising, but not at the same rate as villas and townhouses. Dubai's residential real estate market is showing different growth trajectories, with apartments, despite their increase in value, lagging slightly behind the record pace of villas and townhouses.

In general, the rise in real estate prices in Dubai creates favorable conditions for owners and investors. Many of them prefer to keep their property by carrying out large-scale renovations to increase its value before entering the sale and rental market.
