Dubai Weekly Transactions May 2026: Business Bay Leads for the Third Month Running
The Dubai Land Department's latest weekly transaction data, released Saturday, puts the opening of May on a trajectory consistent with the record-breaking pace of early 2026. A total of 3,866 deals changed hands across the emirate this week, generating AED 15.2 billion in total property value.
Sales accounted for the largest share, reaching AED 10.4 billion across 2,931 transactions. Business Bay led by a margin — AED 767 million in sales alone — followed by the Burj Khalifa district at AED 211.5 million and City Walk at AED 186 million. The same three zones also dominated mortgage activity, with Business Bay recording AED 224.5 million in mortgage transactions, Dubai Marina AED 96 million, and Dubai Creek Harbour AED 42 million across 798 total deals worth AED 2.7 billion.
Business Bay's persistent dominance across all transaction categories reflects the district's dual appeal: it retains enough commercial infrastructure to attract investors targeting rental income from professionals, while its canal-facing developments increasingly draw end-users who previously centred their search on Downtown Dubai. The gap in entry pricing between the two districts — typically 15 to 20 percent in Business Bay's favour — has proven durable even as the broader market moderates.
The donation segment, which records gifted property transfers often used for estate planning between family members, registered AED 1.9 billion across 173 transactions. Dubai South and Dubai Hills appeared in the top positions alongside Business Bay, a pattern analysts associate with long-term holders restructuring ownership ahead of anticipated regulatory changes around inheritance documentation for expatriate families.
