The Dubai Land Department's official first-quarter 2026 figures, published via the Dubai Media Office, put foreign investment in Dubai real estate at AED 148.35 billion across 48,445 transactions — a 26 percent increase in value and an 11 percent increase in volume compared with the same period last year. The numbers arrive at a moment when regional geopolitical uncertainty prompted visible caution among local buyers in March, making the resilience of international capital inflows all the more significant.

Total real estate transactions for the quarter reached AED 252 billion across 60,303 deals — a 31 percent rise in value year-on-year. The investor base grew to 48,448 participants, up 8 percent, with 29,312 of them classified as new investors, a 14 percent increase. Dubai's ability to generate a net gain of nearly 30,000 first-time property investors in a single quarter, even during a period of elevated regional tension, reflects the depth of international interest the emirate has built across a decade of regulatory improvement.

GCC nationals invested AED 12.23 billion, up 14 percent, while Arab non-GCC investors contributed AED 12.11 billion across 6,071 transactions. The luxury segment attracted AED 87.71 billion in investment, representing a 26 percent increase, consistent with the pattern of high-value demand that has driven Dubai's market narrative since 2021.

What the aggregate figure does not resolve is the question of where that international capital is actually coming from. The DLD's published data groups investors by GCC, Arab, and broader categories without granular source-country breakdowns in this release. Separate brokerage data from Bayut and PropertyFinder for the preceding period consistently placed India, Russia, the United Kingdom, China, and Pakistan among the top five source markets — a composition shaped as much by residency incentives and currency dynamics as by property fundamentals.
