Condominium, condo‑hotel, and serviced apartments

A condominium and a condo‑hotel are not the same thing, even though they look identical. In a condominium, you rent an apartment from a private owner: they are responsible for the furniture and appliances, you pay utilities by meter, and you live according to the building's rules. In a condo‑hotel, the units are managed by an operator, the rate includes cleaning, linen changes, and a reception desk, and check‑in is handled like a hotel. The third format is serviced apartments — they fall somewhere in between in terms of price and services. For the same square footage, a condo‑hotel is more expensive than a condominium, and the difference comes from the service, not from the space itself: comparing these formats by price per square meter is meaningless.

Additional costs

The maintenance fee for the complex is calculated per square meter per month. In regular projects in Phuket Town and in older buildings, this is 30–80 ฿ per m²; in branded residences in Cherngtalay and Bang Tao, it is 120–150 ฿. On a 50 m² apartment, the difference between these extremes is 3,500 ฿ per month — comparable to half the rent of a studio in Patong. Formally, the fee is paid by the owner, but in lease agreements it is regularly passed on to the tenant: this item should be checked before signing, not upon receiving the first bill.

Upon check‑in, three months' worth of payments are usually required upfront: a deposit equivalent to two months' rent plus one month in advance. For a 15,000 ฿ apartment, that is 45,000 ฿ before you receive the keys. Some complexes add a key‑card deposit and a one‑time move‑in fee. The deposit is refunded after move‑out, less any damages and unpaid bills, and its amount is the most contentious point when moving out: take photos of the apartment and meter readings on the day of check‑in.

Furniture and appliances are almost always included on Phuket, but internet generally is not: connection and payment are usually left to the tenant. Check separately what is included in the rate — in listings, the phrase "fully furnished" can mean everything from a full set of kitchenware to bare walls with a wardrobe.

The lease agreement: term and what it changes

Long‑term rental is the main format here: most owners agree to a term of six months or more, and month‑to‑month offers are not available for every property. Before overpaying for flexibility, find out the penalty for early termination under a one‑year contract — sometimes it is more cost‑effective to sign for a year and leave early than to pay a monthly rate for the entire term.

Building rules

In condominiums, the rules are written and vary: some prohibit pets, some limit the number of overnight guests, some do not allow drying laundry on the balcony or using the pool after 10 p.m. The management company has the right to fine for violations, and the tenant pays. Request the building's rules before signing — they are available in English and are not usually attached to the contract by default.
