Buying at the construction stage (off-plan) offers a 20–30% discount off market price — most developers, including Emaar Properties, Damac Properties, Nakheel, Meraas and Sobha Realty, offer interest-free installments with a down payment from 10%.

Beachfront property is a separate segment with limited supply and steady price growth.

Jumeirah — the oldest coastal area with private mansions, boutique hotels and beach clubs. Direct access to Jumeirah Beach and Mercato Beach, close to Burj Al Arab. Suitable for families who value privacy and developed infrastructure.

Dubai Waterfront — a large-scale project along the Persian Gulf in the west of the emirate. Residential clusters, marinas and recreational zones next to Jebel Ali Port. High potential for capital growth over 5–7 years.

  • Villa — a detached house on its own plot with a pool and barbecue area. Complete privacy from neighbours, several bedrooms with walk-in closets, open-plan kitchen, staff quarters. Price range — from 2.25 million AED (Dubai South) to 65 million AED (Al Barari).
  • Mansion — a villa in a gated community with designer interiors, floor-to-ceiling windows, elevator, spa area and private home cinema. Located in Emirates Hills, Palm Jumeirah, Jumeirah Bay Island. Prices — from 18 million AED.

Purchase grants the right to residency visa: property from 1,150,000 AED — 2-year residence permit for the owner and family; from 2,000,000 AED — 10-year Golden Visa with the option to include spouse, children and domestic staff.

Title registration is another 4,290 AED (for properties up to 500,000 AED) or 5,775 AED (for more expensive properties). Agency commission — standard 2%. Total: budget at least 6–7% on top of the property price. On the primary market, the DLD fee is often covered by the developer — this is a real saving of 60,000–200,000 AED depending on the transaction.

The most balanced option for an investor is a 3–4 bedroom villa in JVC or Dubai South with rental income immediately after receiving the keys.

Freehold — you own both the land and the building indefinitely. You can sell, rent out, or bequeath the property — without government permission. Leasehold — you lease the land for 99 years from the government or emirate; after the term expires, the right is reviewed. In Dubai, there are practically no leasehold zones left for foreigners: 99% of transactions with foreigners go through freehold.
