Location. Grahovo is located 20 km from the Bay of Kotor at an altitude of about 800 m. The road is new, the journey time to the sea is 20-25 minutes. The population of the village of Grakhovo is about 500 people. There is all the necessary infrastructure – schools, shops, etc. The local population, mostly. He is employed in agriculture. In the period from 2008 to 2011, DOO (LLC) Ekodom acquired land plots in the area of this locality. The land plots are located compactly. In 2011, approvals were received for the construction of the village (studio location) The total area of the plots is about 13 hectares. According to the location studio (the principle of red lines is applied), about 40 thousand square meters of residential and the same amount of commercial real estate can be built in Grakhovo. There is a restriction on commercial real estate – it is impossible to build production modules and everything related to production in general.
All approvals have been completed, the location Studio has been received. In order not to pay heavy taxes, the land is not transferred to another status, but the availability of all necessary documents allows you to transfer to the desired category in a short time.
In addition, EKODOM owns real estate near the Bosnian border (Montenegro). The facility in Vrachanovichi is a large estate (about 30 hectares) with a nice village house. This object was bought for the purpose of organizing a customs warehouse, but everything remained as it was.
The plan for the last section of the autobahn connecting Western Europe with Southern Europe has been approved. This section will pass through Grahovo. The plan provides for an interchange in the locality of Grakhovo.
It is worth noting one more circumstance – at the time of the formation of the authorized capital, I contributed (more than 400t. euro) most of the authorized capital. The Montenegrin partner did not equal the share, but according to the constituent documents, 50% each. This fact makes it possible to influence the contractual capacity of the partner, if necessary.
So in short: Grahovo is 13 hectares with the possibility of building about 80 thousand square meters. half of which can be commercial - a hotel, cultural, sports, commercial facilities.
