Thailand for Russian investors
In other resort towns, real estate is more expensive. If in Pattaya you can buy an apartment with a panoramic view of the beach for 120-150 thousand dollars, then in the summer royal residence of Hua Hin for this money you can only find an apartment significantly removed from the sea, or with a view of the wall of a neighboring house.
Phuket Island is the second most popular resort among Russians. Its infrastructure is convenient for foreigners. But real estate there is one of the most expensive in the country. This is due to the lack of budget class housing. There are no ordinary condominiums here, only private houses and townhouses. Apartments with an area of 127 square meters with two bedrooms, furnished, without a sea view cost about 13.5 million rubles.
Modest housing is sold in Phuket Bay, where an apartment of 90 square meters will cost the buyer 6.6 million rubles. A double townhouse in a luxury residence in Phuket costs about 14 million rubles. For private homes, the lowest price is 10 million rubles, the highest is already estimated in millions of dollars. A special privileged place in this city is "Laguna Phuket".The villa in it costs 1.8-4.2 million dollars. On the island Samoa, due to restrictions in the height of buildings, private houses also prevail, so the price picture for residential real estate is similar to Phuket.
Only Rayong can compete with Pattaya in terms of the attractiveness of prices. It is also located on the shore of the Gulf of Thailand. The beaches here are cleaner, vacationers are better off. Here you can buy an apartment for both 15 and 500 thousand dollars. But the city is not too adapted for foreigners. In Thailand, there is a law according to which no more than 49% of apartments can be sold to foreigners in a condominium. All the others must necessarily belong to Thais.
Oddly enough, there are many more foreigners who want to buy an apartment than there are indigenous residents. The developer has problems with the liquidity of 51% of housing. There is still a way out. Realtors buy illiquid 15-20% cheaper. And resell according to the following scheme: a foreign buyer registers a company in the country, and already in the name of this company (Thai!) housing is being purchased. Moreover, almost all types of residential real estate in Thailand, foreign investors have to buy in this way.
The fact is that according to the law, a foreigner has the right to be the owner of an apartment only. Many Russians prefer to simply rent residential real estate. Rental rates in Thailand are seasonal in the rainy season, they decrease by 20-30% from the maximum, in the peak tourist season they rise by 10-20%. The lowest rents are again in Pattaya.
A small studio, remote from the sea about 10 thousand rubles a month. And an apartment of the same area (about 36 squares) near the coast from 15 to 20 thousand. The average rental of a luxury villa is 600-800 thousand rubles. It will not be possible to rent an apartment on Koh Samui at all. But there are a lot of inexpensive houses that can be rented for about 40-50 thousand rubles a month. So residential real estate in Thailand is for every taste and budget.
