The Bulgarian property market spent most of 2025 running on anticipation. The announcement that Bulgaria would join the eurozone on January 1, 2026 — with the lev-to-euro exchange rate fixed at 1.95583, unchanged from the existing currency board peg — triggered a wave of buying driven by a simple conviction: that EU currency membership would push prices higher, and that acting before the transition was smarter than acting after. In the final months of the year, that logic generated one of the strongest periods of activity the sector had seen.

Three months into 2026, the data tells a different story. According to Arco Real Estate's review of the first quarter, published on April 27, the number of property transactions in Bulgaria declined by approximately 10 percent compared with the hyperactive pace of 2025. Simultaneously, the volume of new listings entering the market grew by more than 25 percent. Buyers who had been waiting for post-euro price relief finally decided to list. The combination — fewer buyers, more sellers — has produced something the Bulgarian market has not offered in several years: time.

Arco's review notes that buyers have become, in the agency's phrasing, "far more careful and selective." The decisions that in 2025 were being made in weeks are now taking months. Location, construction quality, and the long-term management of a building are being scrutinised in ways that were largely skipped during the rush. Novinite.com's coverage of the report adds that the overall direction remains positive — the euro adoption has increased transparency in a market that historically struggled with it — but the short-term effect is a more deliberate pace rather than a continued surge.

The residential segment remains the clear engine of the market, accounting for 92 percent of all buyer enquiries. Three-bedroom apartments dominate at 57 percent of interest, followed by two-bedroom units at 28 percent. What this composition reflects, analysts note, is a shift in the buyer profile toward families and long-term residents — people using Sofia or Varna or Burgas as a primary home — rather than the speculative short-hold investors who drove much of the 2024-2025 volume. Sofia's average price for new-build property currently runs around €2,000 per square metre, still substantially below comparable cities in Western Europe and making the market attractive to foreign buyers whose reference points are Lisbon, Tallinn, or Krakow.

For buyers who chose to wait, the current moment offers something the market has not provided since 2023: realistic negotiation room in a supply-heavy environment, and a seller pool that includes some genuine urgency.
