Houses in Bulgaria

Bulgaria is a country in southeastern Europe on the Black Sea, between Romania, Serbia, North Macedonia, Greece, and Turkey. Any foreigner can buy a house here, but not the land beneath it: the plot is registered under a Bulgarian company, which is set up specifically for the transaction. The cheapest options are rural houses away from the sea, from 20,000 euros; by the sea, in Burgas or Varna, prices start from 150,000 euros. As of January 1, 2026, Bulgaria switched to the euro, which has fuelled prices: over 2025, the market grew by almost 18%. Buying a house alone does not grant a residence permit — a separate legal basis is required.

Land in Bulgaria and the foreign buyer: how it works

Bulgarian legislation distinguishes between the purchase of apartments and houses with land. A non-resident registers an apartment in their own name without additional steps. Can a foreigner buy a house in Bulgaria?

Yes. Apartments are purchased directly, without any organisational conditions. For a house with a plot of land, Bulgarian law provides for only one mechanism — registration through a legal entity. This is standard practice, and experienced agencies conduct such transactions regularly. Discount-House establishes a turnkey company as part of the same transaction.

Properties within walking distance of the beach — from €90,000. For this amount, it is realistic to find a townhouse or a small cottage 300–700 metres from the water. Villas with a pool and private plot start at approximately €160,000. Houses cheaper than €40,000 do exist, but they are located far from the coast and almost always require renovation.

The most affordable options near the Black Sea are Pomorie, Ravda, Kosharitsa, Aheloy. Prices here are 20–35% lower than on Sunny Beach at a comparable distance to the water. On the northern coast — Balchik, Kavarna — the market is less saturated, which sometimes opens up opportunities for negotiation.

In new cottage complexes, installment payment is a standard option. The first installment is usually 25–30%, with the remaining amount paid in stages until the property is completed. On the secondary market, some sellers also consider installment payment — especially if the property has been on the market for a long time. Mortgages for non-residents are available in Bulgarian banks with a down payment from 30%.

Two ways. First: a Bulgarian company through which the house is registered automatically gives the right to apply for a residence permit as a director. Second: if the value of the property exceeds 300,000 BGN (~€153,000), this is already an investment basis for a residence permit. Pensioners obtain a residence permit more easily — with any property value, provided they confirm their pension income.

Townhouses and cottages in resort villages are rented out during the high season from €80 to €200 per day — depending on size, amenities and distance to the beach. The season runs from May to October, with peak in July–August. When managed by a property management company (they take 20–30% of the income), the annual yield is 3–5%. For year-round income, it is better to consider Varna or Burgas with long-term rental.
