Historical Rise in Prices for New Buildings in Spain

Madrid, December 6, 2023

A historic moment for the Spanish real estate market: over the past 16 years, prices for new buildings have reached their peak.

In the third quarter of 2023, according to the National Statistical Institute of the country (INE), prices for Spanish real estate rose by 4.5% compared to the previous year, and in annual terms, the growth was an impressive 11%.

This sudden rise in prices was the result of several key factors. In the foreground is the low supply of new housing. The construction of new houses in the country is kept at minimum levels, which creates a shortage and stimulates an increase in the value of real estate.

Foreign buyers who are actively interested in resort areas have a significant impact. Their demand raises prices, further loading the market.

Increased costs due to inflation also played a role, putting additional pressure on new home prices.

Experts, including Javier Diaz Izquierdo, a real estate analyst at Renta 4, a Madrid brokerage company, note that the main problem is the lack of new housing construction, and the market needs to increase construction volumes to meet demand.

Fotocasa's representative, Maria Matos, predicts that by the end of the year, price growth could reach 5%, adding uncertainty and possible challenges for future buyers.

Nevertheless, Spain remains a magnet for tourists and investors. Popular resorts continue to attract attention, and rising prices create new prospects for those considering investing in Spanish real estate.

This news highlights the importance of careful monitoring of the market for those who are going to buy a home in Spain or invest in real estate. Market trends and changes in the value of real estate require attention in order to make informed decisions.
